The Horne family and Mariner Real Estate hired L&P to bring their visionary plans to life for the 3,100-acre traditional master-planned community in Georgetown, TX. Santa Rita Ranch, needed a name, a brand and a personality. The future home for 6,000+ new residents is unlike anything the current Austin master-planned community market has seen – the Texas Hill Country style meets Austin amenities. Today, there are 10 builder options, 12 model homes and an expansive Ranch House complete with 2 18-ft water slides, junior Olympic pool, great room and star gazer patio. Future plans include 70+ acres of land for schools sites, a 38-acre town center and miles of hike, bike and nature trails.

STRATEGY
Position Santa Rita Ranch as the premier master-planned community NW of Austin by communicating the subtle connection between Texas Hill Country and nature with a contemporary Austin vibe.

RESULTS
L&P established the name and identity for this property. Then we created a preliminary brochure and custom mini website to introduce Santa Rita Ranch to its target audience through phase one of the community. The mini website reached 31,606 visitors from Sept 2013 – Sept 2014. Supporting the website was a strategic, traditional, digital and social media plan that built brand awareness and established an interest list of 100 Prospects and 60 Realtors. Moving forward into Phase 2 of the community in late 2014 / early 2015 L&P launched the full website and a more robust traditional, digital and social media plan in order to build brand awareness, drive traffic to the website and ultimately the new Ranch House Welcome Center and 9 model homes.

The robust marketing plan has yielded the following results as of May 2015:

  • 71,052 visits to the website to date (18,000+ visits in May 2015)
  • Interest list of 421 prospects and 134 Realtors
  • 1,901 visits to the Farm House and Ranch House Welcome Centers
  • 124 sales to date (47 of those from Jan. – May 2015).

L&P also envisioned, designed and executed the environmental signage and visual merchandising for both the Phase 1 Farm House Welcome Center and Phase 2 Ranch House Welcome Centers – allowing visitors to discover the Santa Rita Ranch story in a fully interactive and welcoming environment.
